Fire Door Inspection: Technical Guide
What is a fire door inspection?
A fire door inspection is a structured examination of a complete door assembly — leaf, frame, ironmongery, seals and glazing — to establish whether it will still perform as certified in the event of a fire.
It is not a visual glance. A fire door is a tested assembly, and its fire resistance depends on every component being the specified item, correctly installed, undamaged and in working order. A door rated FD30 will not hold fire for thirty minutes if the intumescent seal has been painted over, if two of three hinges are missing screws, or if the leading edge gap has opened to eight millimetres.
A fire door inspection identifies those failures, records them against the individual door, and grades them so remedial work can be prioritised by risk rather than by convenience.
Is fire door inspection a legal requirement?
Yes, though the specific duty depends on the building.
Fire door inspection in residential buildings over 11 metres
Regulation 10 of the Fire Safety (England) Regulations 2022 places a direct duty on the responsible person for buildings containing two or more sets of domestic premises where the top storey sits more than 11 metres above ground level. In those buildings you must:
- Carry out quarterly fire door inspection of all fire doors in the common parts, including self-closing devices
- Carry out annual fire door inspection of flat entrance doors opening onto common parts, including self-closing devices, on a best endeavours basis
The best endeavours qualification exists because a responsible person cannot compel entry to a private dwelling. It does not reduce the duty to attempt access, and you will be expected to evidence the attempts made rather than simply report a completion percentage.
All multi-occupied residential buildings
Regardless of height, where a building contains two or more sets of domestic premises the responsible person must give residents information about fire doors: why they matter, that self-closing devices must not be disabled, and how to report a fault.
Fire door inspection in non-domestic premises
Article 17 of the Regulatory Reform (Fire Safety) Order 2005 requires that fire safety measures, including fire doors, are maintained in efficient working order and good repair. No inspection frequency is prescribed, but the duty is continuous, and your fire risk assessment should set a fire door inspection frequency appropriate to the building and its use.
Higher-risk buildings under the Building Safety Act 2022 carry further obligations around the golden thread of building information, and fire door inspection records form part of that evidence.

- Frame security, fixings and condition of the perimeter seal to the structure
Gaps and alignment
- Gaps at head, hinge side and leading edge, measured against the certification requirement
- Threshold gap measured and recorded
- Alignment of leaf within frame, and whether the door binds
Intumescent and smoke seals
- Continuity along the full length of head and both stiles
- Damage, painting over, or missing sections
- Correct type and dimension for the rating
- Smoke seal condition where the door is rated FD30S or FD60S
Ironmongery
- Hinges: correct number, fire-rated, full complement of correct screws
- Latch and lock engagement
- Self-closing device closes and latches fully from any open angle
- Hold-open devices correctly connected to the fire alarm system
- Aftermarket additions assessed against the tested scope
Glazing, signage and use
- Fire-rated glass, correct beading and intumescent glazing seal
- Correct signage present and legible
- Door wedged, propped or obstructed at the time of inspection
